Situation
An owner self-manages two hotels but lives 302 miles from the nearest hotel.
The owner tried commuting and " distance management" for a period of time but realized it wasn't an effective solution. Began interviewing management companies but could not find an interested one and did not want to sign a long-term contract.
Action
The is hired for a 90-day short-term contract, introduced an all new management team, new uniform standards, a hospitality training program, reduced contractual vendor costs, upgraded breakfast offerings, educatedowners/staff on potential revenue opportunities, developed budgets/targets, and significantly enhanced booking engine /website performance, as well as improved rooms merchandising efforts.
Outcome
Satisfied that the difference enhanced the performance, ownership kept working for another 60 days and 18 months later, is still in communication with to work on their other portfolio initiatives.

#2 Opportunity - Owners Representative

Situation
Successful business owner with expertise in businesses outside of hotels, planned to develop a flagged hotel in a city center. Business owner / family were working on the project for 9 months, unable to get a real cost on hotel, identify a builder, or finalize their capital stack. Principal of made a cold call to ownership and after 5 interviews, was awarded a 180-day agreement.
Action
The diligently dug in. Within the first 90 days, the owners had an accurate project cost, a pre-opening budget, identified a contractor, and identified capital stack opportunities. In addition, the became the brand liaison, identifiedFF & E purchasers/installers, and introduced owners to similar new build hotels / ownership groups within the New England market. The also got actively involved in the site remediation process. All of the above provided the owners an accurate picture / action plan on bringing their hotel to reality.
Outcome
At the end of the 180-day period of working with , ownership came to the reality they would be better off selling the approved site to another developer. Site is currently under contract with an accomplished hotel developer and all groups are satisfied. Construction on site is expected to begin in spring of 2019.

#3 Opportunity - Asset Manager

Situation
A multi-faceted developer of apartments, office and manufacturing space was developing an 8-acre mixed-use center with a hotel, offices, 180 apartments, conference center, retail space and restaurants.
Action
The was hired for a 120-day period. In that time, had meetings with the Brands, assisted with flag selection, processed brand application, and escorted ownership through the process. Principals of also built a construction budget, identified prospective restauranteurs, properly sized the hotel for the market, completed pro-formas for years 1-3, as well as assisted with proper layout and design for all locations of the various facilities located within the 8-acre site.
Outcome
Owners are pleased with the services of and extended the agreement for 60 days. They now have a license with one of the strongest brands in our business, a realistic construction / pre-opening budget, an exciting layout for this new urban life style environment, as well as potential room night producing contracts with an airline and the area's major employer.

#4 Opportunity - Short-term, Collaborative Solutions

Situation
An ownership group in rural Maine has been working on developing a hotel for 2 years. The ownership group consist of very successful business individuals but lack the knowledge required in opening a hotel. They have been experiencing struggles of development, working on getting finance, selecting the appropriate brand, site clean-up and selecting a management company. The owners worked with one management company but the situation was not beneficial for the owners' vision and hotel's development.
Action
The put together a concise plan to get together the financial hurdles, reduce costs by considering modular development, and put together a task list so the group is more productive with tangible/accountable results that will result in a successful opening.
Outcome
Plans for the new Best Western Plus are well along their way to a ground breaking this Fall. Ownership has been so pleased with the value-added support that, that has been selected as the Management group of record to manage the hotel once opened.
